4,500 DLF Properties Flagged For Violations In Gurugram; Sealing Drive To Resume After June 30

More than 4,500 properties across DLF Phases I to V in Gurugram have been flagged for alleged building and zoning violations, with officials estimating that nearly 60 percent of plots in these upscale colonies may be violating planning norms.

The list has been prepared by the Town and Country Planning Department. It includes violations in both general category plots and Economically Weaker Sections plots.

DLF Phase III has emerged as the worst-affected area, accounting for nearly 60 percent of all listed violations. Officials said this is the reason why recent demolition and sealing operations by the District Town Planner’s enforcement wing have largely been focused in Phase III.

The most common violation mentioned in the official list is construction in stilt areas. Several properties have allegedly built illegal rooms in stilt parking, covered cut-outs, and violated setback rules.

The issue of stilt-plus-four constructions is currently under consideration before the Punjab and Haryana High Court.

The list also identifies unauthorized hotels and guest houses, especially along Akashneem, Jacaranda, and Dakshin Marg in DLF Phase II. Establishments named in the official records include Windsor Castle, Ahuja Residency, and Stepstone Hotel.

The EWS category also reflects large-scale alleged misuse of plots meant for affordable housing. According to the department, plots in Sectors 20, 21, 35, 50, 52, 60, 64, 73, 75, 77, 78, 79, and 80 have allegedly been converted into paying guest accommodations, guest houses, hotels, cloud kitchens, and salons.

Hotel Orange Inn and Q-Stays are among the names appearing in the official list.

Officials said the actual number of violations could be higher, as several entries include clubbed plots, with one line covering five or six plots together.

District Town Planner Enforcement Amit Madholia said the department would follow a zero-tolerance approach against building violations. He confirmed that the sealing drive, which is currently paused, will resume after June 30.

Madholia said enforcement action would be intensified once the current deadline passes.

The resumption of the sealing drive is likely to impact thousands of residents and tenants across DLF colonies. Resident welfare associations have earlier claimed that enforcement drives often slow down after a few major demolitions.

With more than 4,500 properties now officially flagged, the next phase of action after June 30 will be closely watched.
